Financial Calculator

This application has the functions of calculation of financing on modalities SAC and PRICE.

The modality PRICE, calculates a financing payment with equal installments.
This is the mode for the majority of personal loans, auto loans, home appliance and some types of real estate financing.

The SAC mode (Constant Amortization System), calculates funding to "Amortization" constant, but with variable payments, for long of period. This means that every month, your outstanding balance is amortized on a constant value. This requires that you pay interest for the period on the outstanding balance, plus a fixed amount of depreciation, which results in diminishing benefits to the logo of the period of the financing.
So when you select SAC, is shown the initial and final value of the payments, by clicking DETAILS you will see the performance values ​​one by one.

AMOUNT is the amount to be financed (not including the input value if any).

RATE is the interest rate percentage, monthly or yearly.
For example, a personal loan with monthly interest rate of 1%, or a loan to purchase property at a rate of 10% annually.

Then click on the type of funding you want and get a detailed report of the amounts paid.

Remember that, regardless of the modality, you will pay installments to zero the amount financed. Usually the SAC mode leads to a nominal value with lower interest because the installments are higher at the beginning. In other words you pay faster (more disburses earlier) and therefore pay less interest. On the modality price you end up paying higher nominal interest because the installments are all equal, you take longer to pay, so pay more interest. But the commitment of income is lower, so on the modality price, you can have a greater amount financed approved, than the modality sac.

Functionality of "Check Rate Financing" you can check if the contracted rate with the financial is that you are actually paying.

Enter the value of the product or funding, the input value is given, the value of the monthly installments, and the number of installments.

Click "Calculate" to view the result with the monthly interest rate and annual you are paying.
